Need motherboard help!

Need help picking a decent motherboard for my build.

Q6660
HD4850
Patriot Viper DDR2800 4GB

Trying to stay around $90~ so it fits into my budget.

Was looking at this one...

Had originally picked this other one but many reviews say that they had trouble OC'ing with it b/c you couldnt change VCore.

or even the biostar tp45 mobo

From what i've read, I don't think I would benefit from a p45 over a p43 that much. I could be mistaken. Is that Biostar in my OP not a good board?

Its a good board... they just are recommending better ones for the money
